Available to ALL Patrons, since this is a much smaller mod than my Milestones were.

This is a mod that overrides the roomate.service file (which basically handles roommate functions, so it will be incompatible with other roommate mods) to make roommates profitable and a bit different overall.

This is because I play with roommates by making them their own houses or apartments on the lot. This way, I make money off it and feel less like they're just family members who I can't control. The purpose of this mod is NOT to stuff your house with roommates, but to build them fully featured homes on the lot and lock them to their own apartments, and profit off them being there.

Update 4/9:
Roommates should no longer be able to repair things. This means if their individual apartments start to lose functionality, they'll complain about it, and eventually leave if you don't fix their stuff!

Update Also 4/9:
Roommates can decorate around their bed. I increased the range they can decorate from 3.5 to 7 tiles, and I added ALL misc plants, misc decor, clutter, and collectibles to the list of things they can decorate with, and increased the amount of decor they're allowed to place.

I've also increased the rate at which Roommates will "desire to leave" from not having needs met. If you're building them their own apartments, this incentivizes checking for broken objects.

Changes:
-Some Roommates spawn with a Late On Rent trait. Normally they have a 60% chance of not paying. It is now 50%.
-Rent is normally due Sunday and Wednesday. I have changed this to Monday only.
-Rent is Higher in general
-When a roommate search is happening, potential roommates now show up between 10am and 7PM. By default, this was 9am and 8pm.
-Fewer applicants. By default, 3 or 4 per day would show up. With this mod, 2 to 5 will show up.
-By default, if you reject someone they can show up again 36 hours later. Now they can't show up again for a week.
-MORE ROOMMATES ALLOWED. By default, the cap on Sims in House + Roommates was 10. I have changed this to 18. This means a full house can have 10 roommates if you want. This is not recommended, but you can do it. Go for it. (It also means a single sim can have 17 roommates...)
-One of the roommate types can invite themselves out with you when you go somewhere. By default the chance is a whopping 33 percent. I changed this to 4 percent.
MATH TIME:
The "Rent Modifier" defaults to .0175. The math on Rent is Lot Value x Rent Modifier / Number of Sims in Household. I have changed this value to .065

That means A 20k value lot with 1 played sim and 4 tenants would produce:

Before:
20,000 x .0175 / 5 = 70 Simoleons Per Tenant
70 x 4 Tenants = 280 Simoleons Per Payment
2 Payments a week = 560 Simoleons Total

After:
20,000 x .065 / 5 = 325 Simoleons Per Tenant
325 x 4 Tenants =1040 Simoleons Per Payment
1 Payment a week = 1040 Simoleons Total

For a 50k value house, the total per week with those numbers is
1400 Per Week DEFAULT
2600 Per Week MODDED

For a 100k value house, it becomes
2800 Per Week DEFAULT
5200 Per Week MODDED

Increasing the value of your lot will increase the rent gains. Increasing the number of tenants will also increase rent gains- 7 tenants and 1 played sim on a 100k lot goes from 2800 to 3062.5 (DEFAULT) or 5200 to 5687 (MODDED).

TL;DR Roommates pay more money, less often. Increasing the value of your house and increasing the number of tenants both increase the money you make each week.

NOTE: BY DEFAULT THIS WILL PROBABLY STILL BARELY PAY THE BILLS. Bills are complicated, but they do have tax brackets based on household value, and they do vary over time. But even the default low bills in Sims 4 are still barely going to be payable with this system. You will need supplemental income- just LESS of it. Thus, tenancy means you can afford to do more play-at-home moneymaking schemes, or stay in lower level careers. If you use bill increasing mods this might not pay bills at all, and I might make another version that earns more- it's easy to do so.

SOME TIPS:

Give Roommate bedrooms space. Roommates spawn with Archetypes that determine their behavior and even decor interests, and they can place their own decor near their beds! The range by default is only 3.5 tiles around the bed. I might increase this so they can decorate more. You can place your own decor, obviously- I recommend not fully decorating apartments until someone moves in and you get a feel for them. You're the landlord, but you, the player, can obviously control the apartments.

Build a common area outside. A small park, a courtyard, outdoor amenities, etc. Roommates will gladly use these and you can invite them out to play.

LOCK THE DOORS. There's no new functionality in this mod- Roommates houses will need to be locked for just them. Use LittleMsSam's mod for this.

This is NOT a new career, and it does NOT add any new functions to the game. You aren't a landlord, you won't be asked to fix things, etc. It's the default Roommate systems, but modified to accommodate PRETENDING to be in charge.

This is in early access because I want to make tweaks to it, and the roommate system is complicated, and I'm unclear on how well the game will appreciate having 17 roommates, and I don't know exactly how broken objects in roommate apartments get handled, things like that. Roommates also come in a variety of Archetypes and I'm interested in changing their behavior, too, and maybe enabling the University roommate types to move in as well.

Download HERE. If functional, leaves Early Access on April 22nd.
