Homes are Least Affordable ever!

Here is a graph showing affordability, where higher values indicate greater affordability, along with the year-over-year change in affordability through May 2024. According to this measure, houses are currently the least affordable since the Atlanta Fed began tracking affordability, with October 2023 being slightly less affordable than May 2024.

There are some green zones that are affordable but would you want to live there?

This explains my slide from yesterday

My gf and I bought a little house near the beach in rural N California for 300k. As long as the tsunami doesn’t come in next ten years… 😅 In the meantime, it’s quite nice and beats renting from boomer landlords.

That's what happens when you have unlimited fiat Vs limited real estate! Bitcoin is the way.

Its the big corps and blackrock buying now thats going to make even rentals unafforable soon.

Companies like Opendoor haven't done well at all, I wonder if they can even survive with the increasing unaffordable prices

Live in an orange zone and housing is just out of control. I have family in a green zone, but there are limited economic opportunities and very little in terms of culture. Live in an apartment with many of the residents making good money, but not good enough to afford housing. Add on taxes and the ridiculous amount of money needed dealing with contractors to maintain a property. I’ve embraced minimalism to provide flexibility in terms of living situation. If you can’t afford a house, at least invest in a lifestyle that provides the flexibility to move and not become a victim of regional real estate pricing. 🤷🏽‍♂️

Everything is cyclical, housing is too. You'll get your buying opportunity soon enough; my bet is a 2026 or 2027 dump in prices. Good luck to you and keep on living within your means. It's the best strategy for a guaranteed long term financial freedom and has unfortunately been forgotten by many Americans.
