Might sound weird, but this topic makes me depressed.

Glad I got my 3.25% in 2021, I was watching a video and some guy said “if you’re not borrowing money now at 3.25%, what the fuck are you going to tell your grandkids when they ask you what you did in 2021 “ or something like that lol the next day I went to the bank

And I think rising inflation means rates can get higher 2025. I need remortage my house May.

This is me in the next month or so. Can’t wait to make crazy low cash offers as I move halfway across the country. Looking for the fixer upper too, so I’m hoping to be able to double up on my investment. Tons of homes are hitting the market as older boomers are no longer with us. They lived in homes for 30 plus years and never touched a damn thing. Patience will be key here.

I don’t get why mortgage rates are going up when the fed is cutting? 🤷‍♂️

Douglas Eddy

I am not sure these rates are correct. I'm shopping for a mortgage and am looking at 7.4 non FHA.

Why would a cash buyer go into the residential real estate market when that money could preferentially be deployed into BTC, SOL, MSTR, TSLA?

I am looking to buy my first house in the next month or so. I live in Los Angeles so prices are sky high. I have more than enough to make a cash offer however I would have to liquidate some of my stocks and/crypto. My loan consultant said it is better to borrow instead of using my own money. The interest rate they are offering me is going to be even higher than normal because I don’t have proper income documentation so I’m wondering if it might be better just to pay it off upfront without the loan. I know NFA but I’m curious as to what y’all think. With the market giving such great returns with Tesla, MSTR, Nvdia, and btc right now, I’m leaning towards taking the loan. About 95% of my portfolio is in Vanguard’s version of the s-&p so I would probably liquidate from there if I decide to pay cash.

@DC what would be your interest rate for the loan? In general, I agree with your consultant, the cost of oportunity of buying with cash can be very high at the beginning of this bull run. I've just accepted a small "pre- approved" loan (12%, 7 years) because I've no doubt MSTR & TSLA would offer a much higher return. Just be sure that you can cancel the loan at any time with low/zero fees.

I would just rent. Keep ridding the wave for as long as it goes. Take profits 2-3x higher and buy your property next year liquidating 50% less of your bags...
