My Real Estate Principle Rules

  • Long-term Appreciation: Real estate appreciates over extended periods - pretty solid inflation hedge

  • Everyone needs a castle: yup

  • Limited downside: Real estate is a physical asset with inherent value - rarely falls

  • Leverage: Often buy with only 5 or 10% down :D

  • Tax Advantages: Property owners benefit from tax deductions if they know what they are doing. Get paid to live.

Net net it does not need to go up as fast as BTC or TSLA

I think what could be helpful on the RE tip is understanding the math IA uses to determine it a worthwhile asset - aka what numbers make it 'work'? For example I've heard one investor I also follow who is heavy in RE advise that he only buys investment property if there is a 7% cash-on-cash return

Hello community, been following James since 2021 and I thank you for guiding me thru the bear market to be positioned for the bull market. I’ve been playing memecoins and got some rug pulls and for some reason, I looked at the chart of U.S. steel (ticker $X) looks like a straight up pump and dump shitcoin. If you track 1991-now, the run up, blow off top 2002-2008, nastiest rug pulls of all time 2008. In terms of a safety play with huge upside potential q4 2025 rotation into $X feels like a no brainer. With the Olympics, LA repairs, Trump, Architecture EOs, World Cup 2026, along with Trump himself being a real estate guy. Combined with the fact the CEO of X can buy X for 16 billion at a buyout price 2x its current marketcap. Please let me know your thoughts if this is just ramblings or do you feel this thesis has some legs. Thank you for all you do.
