Although this is USA Data, I am sure it is the same around the world. Maybe even worse.

What the Chart Shows:

  • First-time buyers are now older — their average age went from 28 in 1992 to 38 in 2024.

  • Repeat buyers also got older — from age 42 to 61.

  • Overall, homebuyers today are older, with the average age rising from 37 to 49.

Why It’s Sad:

I always say everyone needs a castle... this is changing.

Older, wealthier buyers often outbid younger ones or pay in cash, locking many first-time buyers out. This makes it harder for young people to own homes and build wealth — widening the gap between generations.

This has a lot to with the charts James shows about wages not keeping up with equities. Plus investor crowding out, corporate and individual.

Mike Smith

I remember with the Covid house craziness trying to buy a nice starter home in CT. We liked it and were going to put in a competitive offer. A retired dude came by the open house at the end, said he liked it, per the broker paid cash, it was his third home, but he wanted a place to stay when he visited his daughter.
