Google search trends show this topic is spiking — a clear sign that people are struggling with their mortgages and fighting to keep their homes. Rate cuts couldn’t come at a better time.

Let’s hope Jerome Powell is watching this data alongside the jobs numbers. We’re now staring at mortgage stress on par with the Global Financial Crisis.

Everyone should wait and see what plays out in Q4. Bessent and Trump have been talking about declaring a national housing emergency, potentially as soon as this fall, to address the affordability crisis marked by high home prices, low supply, and elevated mortgage rates. Jordi Visser and others have mentioned, framing it as part of a broader "regime shift" in markets involving Fed rate cuts, AI-driven electricity demands, and investor positioning. From Grok: Based on statements from Bessent, administration insiders, and related discussions, here are the key ideas being considered for the executive order or related actions: ** Opening federal land for development: Releasing underutilized federal lands to builders to increase housing supply, particularly in high-demand areas, as a way to bypass local restrictions and boost inventory. ** Reducing regulatory burdens and accelerating approvals: Slashing federal regulations on construction, aiming for a 15% cut in regulatory costs, and speeding up permitting processes to get more homes built faster. This includes directing agencies like HUD, Treasury, and Commerce to prioritize lower costs and expanded supply. ** Standardizing building and zoning codes: Implementing national standards for local building codes and zoning laws to override or simplify patchwork state and municipal rules, making it easier for developers to operate across regions. ** Tariff exemptions for materials: Providing exceptions or waivers on tariffs for key building materials like lumber and steel to reduce costs for housing projects, prioritizing domestic construction over other uses. ** Reallocating federal resources: Using emergency powers to redirect federal funds, personnel, or lands toward housing initiatives, similar to past uses for infrastructure like the border wall, without needing new Congressional appropriations. ** Affordability incentives for buyers: Lowering closing costs through tax credits or offsets, reducing junk fees and private mortgage insurance (PMI) requirements, introducing longer-term mortgage options like 40-year loans or adjustable-rate mortgages (ARMs), and enabling assumable mortgages or rate transfers to make homeownership more accessible. ** Fast-tracking subsidies and funding: Injecting billions in federal subsidies or funding for housing projects, including support for multigenerational homes or first-time buyers, to stimulate construction and lower overall costs. ** Addressing corporate home buying: Imposing tariffs, taxes, or restrictions on large institutional investors (e.g., BlackRock, Vanguard) to curb bulk purchases of single-family homes, aiming to prevent speculation and reduce competition for individual buyers.

When does the rate cut start? Supposedly…

A rate cut would be the equivalent of a bailout. Residential property values have increased by 47% to 57% over the past five years. A rate cut would only accelerate this unjustifiable rate of increased values.

Magicmurph

Rate cuts only really change short term debt and increase the yield on long term. Last rate cuts made rates go up. Will most likely make things worse.

More and more people that took out variable rate mortgages are transitioning to balloon payments and there is no refinance reprieve.

Young people desperately need to refinance while boomers are sitting at locked in low rates. I think Powell might be clueless as he is a boomer and the 1% live in a bubble

TWATOSHI

Powell is puffing his chest and playing a dangerous (for the citizens) game of politics. He'll drag his feet as much as he can get away with. That is a fact that everyone needs to accept at least until May. Using market data to justify holding rates in an economy on the edge. If he lets the mortgage market collapse, he will be the Meme to beat all Memes.

Serious point I agree with. But, on a lighter note, I love the avatar. LMAO
