Humans follow animal cycles. We ‘nest’ in spring/summer (before school starts) and hibernate in winter. That seasonal rhythm drives real estate: prices peak every June and drop in December.

The play? Buy/Scalp real estate in December, sell in May / June.

This could be reverse in the Southern Hemisphere :D

Reverse in Palm Springs. No one is buying in June.

I gave up buying and renting out real estate. Despite being very lucky with tenants and management companies, what an enormous time sink and endless headaches. It’s a good way to hide a lot of expenses, if you set it up properly then provide cash flow when you’re older though. ie make losses, run mortgages while you have a job then when you’re retired live off the cash flow, no debt.

I’m going to buy NAIL in November and June. It is a 3x leveraged ETF that follows a very seasonable pattern.

December and January is a good time to buy in Australia. Most other buyers are thinking about Christmas and summer holidays

Wish we could "scalp" a house on the 1 minute timeframe :D

With TSLA about to do a 10x, there is no good time to buy a house in the coming 5 years haha

Just sold a place in Australia while on holidays in Vietnam. Where to stick the “winnings”?

I would guess that is what the Sothern hemisphere statement applies to.
