Good Morning
There is no way possible I’m supposed to be up already. The alarm says otherwise.
I got up, turned it off, hit the self-timer on the camera and raced back under the covers. This is what you get.
I don’t have any real reason to be so sleepy. Just a normal night last night…
So, as soon as I post this, I’m heading to the kitchen for coffee, then to the shower and into the rest of my day.
Yeah… that sounds like a good plan, right? I’ll be back later! See you then!

Big Plans by Sasha Baek-Everett
So, you know that snowball rolling down the hill metaphor? Hard to picture that walking on the beach when it’s in the 70s°F at 8 a.m.!
But, things about moving Allen and Grammy into a new home have become that giant snowball. Each roll adds another layer.
For you lawyer and accounting types out there, suffice to say there’s a lot of documents and signatures! For the rest of us here’s the plan.
Recalling that AGI Stories formed an LLC a while back, and in light of the availability of Allen’s condo (which Ailana actually owns), Josh, Geoni, Clay, and I came up with an idea as we shared our living space yesterday.
When we moved here, we figured it would be a some-time situation that we all were here at the same time. It’s turned out to be an almost-always thing. We’ve made it work. We even set up the 3rd bedroom as a work area.
But, we can do better. Hang on—I’ll go fast!
Josh is loaning AGI Stories, LLC some money. AGI Stories is buying both of the 3-bedrooms. Bring in the sledge hammers, we’re remodeling!
We’re going to split the whole 2nd floor up (currently 6 bedrooms, 4 baths, 2 kitchens, 2 living rooms).
The new configuration will become two units (1 for the Everetts, one for the Ryans) each to have 2 bedrooms, 2 baths, open floor plan kitchen living rooms.
Also, there will be a 1 bedroom efficiency (an employment benefit for the future assistant project manager).
Also, we’ll add a much more substantial work area with computer desks, printer/copier, bathroom, and small kitchenette. This will give AGI Stories a real office, a huge benefit!
Another upside is that, with us having our own two bedroom units, the privacy issues we've worked around will be moot. (If you tend to blush, skip to the next paragraph!) This means–with Clay strongly in favor–I can extend my use of dressing a la sans beyond the bedroom door if I want to. Everyone can relax more fully into normal married life. Generally, this is a big win for all four of us.
The rest of this Chapter is exclusive to Patreon.
So, AGI Stories, LLC buys both units. Ailana banks her equity—good for her. The Ryans (Josh and Geoni) and the Everetts (Clay and me) get our equity back—good for us!
AGI Stories will then own the units and contract the remodel. Once the dust settles, The Ryans will lease one of the 2-bedroom units and the Everetts will lease the other one.
SwimFit will also lease space in the office. So, whatever work we’re doing, we can do it there.
AGI Stories, LLC will use the lease payments to then pay back Josh the money he loaned so that all this can happen. Like I said there’s a lot of documents, clauses, signatures, whereas’s, and therefore’s. Everything is worked out in detail.
Now, the plan is to make this start happening as soon as we can get a closing set up. Things will happen fast, once all the plans are drawn up and the permits are pulled.
Another thing… Clay and I decided that we don’t really need three homes. We’re keeping the house in St. Croix. We’re going to sell the one in Savannah. With SwimFit set up as a Texas corporation, we feel like Savannah is not going to see enough use for keeping it to make sense.
And, lastly, Josh and Allen have located a property a couple streets north of here that looks promising. It’s a small two story with a ground entrance. It has an open floor plan living room, dining room, kitchen, and master bedroom suite on the ground floor.
The second floor can be accessed either inside or external stairs. On the second floor are two bedrooms, a bathroom, and a small sitting area. Allen will be close enough to take care of things, but have a little more privacy and space to call his own. Grammy will have the downstairs to decorate and make hers.
It’s just a couple houses down the block from the Blue Marlin Supermarket. Grammy can walk down there and pick up a few things if the mood strikes her. And it’s an easy walk from where the rest of us will live, so visiting will be easy.
Overall, everyone is pleased by the plans. And like I said, once the plans and permits are done, the work can go fast.
This puts a big list of things on the project management desk, but I love this sort of thing! My brain is wired for this. I’ll have the contractors lined up for a precision remodel. In WWII, Navy Seabees could build an airstrip in the jungle in as little as a week. They could rough-in a functional airstrip in just a few days. Planning and execution!
Of course, they didn’t have to pull permits or get inspections. But, my point is if I plan this out well and pick the right general contractor, it shouldn’t take long to move some doors, add insulation, and hang sheetrock.
I’m thinking while the dust is actually flying might be a good time for the Ryans and Everetts to spend time elsewhere. We might drag Ailana and Jason along for extra fun.
Anyway, that’s the plan for now. Thanks for reading all this.
Made It To Work
I hope you saw Sasha’s post about the plans for the condos. Also, I’m really excited about the new place for Dad and Grammy. That should have been thought out better in the first place.
I managed to get going shortly after the good morning post. I’ve been pretty steady except for a few visits from Sasha, Jason, and Geoni.
Sasha wanted to make sure I saw her post. I told her it was brilliant, especially the paragraph about extending her habit of dressing a la sans beyond the bedroom. Indeed, Clay… naturally!
Jason came in to show me a picture of the house that Josh has in mind for Grammy and Dad. You might remember back when we bought this place, the realtor was great. She’s at it again! Dad made an offer this morning while Sasha was talking about it. The realtor believes it’s all but a done deal.
Jason showed me the picture (it’s just two streets over, and I’ve walked by it a few times) and said, “Josh thinks we can set up a closing next week where all the deals go through together. Two separate things, though. AGI Stories buying the second floor units and Allen buying the house on Red Snapper Street.”
I said I thought it sounded great.
Geoni came by about an hour later. She just wanted to check in and make sure I was actually in favor of everything happening with the properties. Of course, I said I was. And I am!
So, that’s all happening (literally right under my feet!) but I’ll try not to bog the diary down with real estate transaction details! But, I will say I’m extremely happy for Dad. Having that upstairs to himself… awesome!
Summing up what Sasha said on Patreon:
• A small two story with a ground entrance.
• Ground level—open floor plan living room, dining room, kitchen
master bedroom suite
• The second floor (accessed either inside or external stairs)—two bedrooms, a bathroom, and a small sitting area.
Out of room again, so see you later!
Good Night
It’s been a rich, rewarding day, and a lot of things are moving. Fast. And I think they are all heading in a good direction.
Check back on the previous post in this diary entry if you missed all the real estate news.
This afternoon I found myself needing a breather. That need sparked an idea that quickly snowballed into a plan that is going to make a huge impact on Dad, Grammy, me, and everyone else.
Honestly, I think Josh, Geoni, Clay, and Sasha are going to feel it most. They never really thought they’d be here as much as they have been. Dividing the space so both couples have their own areas makes a lot of sense. I’m really happy for them.
For Jason and me, the difference will be slight. The addition of an office will mean a better place to work on projects, but I’ll still do a lot of my writing here. We’ll have to live around the construction process, but Sasha keeps talking about Seabees and World War II and airstrips in the jungle built in just days.
By the way, she was not amused when I said I didn’t think we needed an airstrip and asked where she planned to put it! She actually threatened to put it on the beach and make it off-limits to blondes!
Of course we both were joking.
With that, I’ll wrap up for the day.
May opportunities that come to you be turned quickly into plans that come to pass.
Good night.
Be your best you!
