Buying a rental property in America is no longer viable or profitable.

Investors stopped buying investment properties.

Because the current mortgage rate (6.1%) is significantly higher than the profit/cap rate (4.4%) of rentals.

This means that any investor who uses debt to finance their purchase is likely losing money on cash flow from Day 1.

Note how from 2012-2022, the opposite was true. Cap Rates were higher than mortgage interest. Which is why so many people piled into single-family rentals.

No longer the case.

Now if you can bridge it, perhaps some good deals could be had but as always cash is kind. Then hold out for rates to fall and use financing at that time.

I'm thinking of REIT sector, with which I have some exposure. Time to check out huh?

It’s no long profitable if you have to borrow without any collateral , most of these people have other properties they can borrow against ,fix up the property , get reaccessed, pay off the home equity loan and get a check from the bank, without using any of your money , rent it immediately because buying isn’t affordable to many to buy outright

I’ve wondered how Meet Kevin’s “Househack” start up is going. Seemed like a terrible time to be buying RE.

I’m sorry, I got taken as well, realized later I really overpaid and it was only a Honda HRV. There are a few people out there (I follow one on YouTube) who will negotiate a car deal on your behalf, for a fee of $1000. That’s what I’m going to do next time, I can’t take the stress of it.

As a Brit, this is one of the best possible developments. Our property values are highly inflated, partially because of buy-to-let landlords. This means any entire generation becomes locked out of the domestic prosperity market.

James - have you sold all your rental properties?
