General office construction (blue line) rose steadily from 2013, peaking around 2018–2019 at about $5–6 bn/month, then plateaued and is now declining sharply. This was all triggered by Covid and Remote Work leading to the CRE crisis.

Now on the other hand, the AI Revolution is driving insane data centre construction (red line), almost negligible a decade ago, has exploded since 2021–2022, crossing $2 bn/month and still climbing.

This is an unprecedented flip.

This is essentially the "office-to-server" transition in real estate. Needless to say you can figure out the impact on jobs from this....

On a more positive note…. I do love me some data, the more quantifiable the better.😉

So much CRE available where I am. Used to be a booming, bustling epicenter. What now with the empty buildings? My guess is owners will demo, rezone, build residential or mixed use.

Is there a way to overlay working aged population onto this graph? While yes, the office space requirements is declining, so are all the baby boomers from the workforce. Couple that with a decrease in the population; this would lead to a natural decrease that may be in line with commercial builds. Just a thought.

Ultimately we may need AI to make up for the lack of sufficient population to backfill the largest generation that is retiring.

That’s an awesome graph. Thanks for sharing

Meaning ... general office workers should learn how to be servers.

The future is remote work, flexible work or for some no work (thanks AI).
