The American Dream—once about owning a home at a young age—is slipping further away. This chart says it all: the median age of homebuyers has climbed to 56 years old in 2024.

What used to be a milestone for young families is now delayed by decades, a reflection of soaring housing costs, stagnant wages, and widening inequality. Very sad to see...

But don’t give up. Use this as fuel for motivation. Build, save, invest smartly, and fight for your freedom—because achieving your dream is still possible, even if the path looks different today.

The whole hosing situation is fucked. At 43 I’ve made peace with renting for the foreseeable future. The thought of putting my money into a home that needs maintaining, ties me down. Costs a fortune in taxes (on money I’ve already paid tax on multiple time), and comes with a huge amount of debt, fills me with dread. I appreciate that for boomers property was a great ‘investment’, but what the majority of boomers really did, was rode a wave of massive population growth, expanding workforce, and increasing family leverage/debt, which led to exponential growth in property values in their life time. But I don’t see how this can continue because there is only so much debt people can take on. I’ve looked at investment properties many times, but the numbers just never stack up - especially when you factor in the time and hassle of managing the things. The property hype train will never stop because every bank, government, mortgage broker, builder, developer, seedy-property-investment-guru etc., because everyone wants you to buy property. But I think younger generations need to think carefully about what is right for them, not rely on what worked for previous generations.

I have been in realestate for over 40 years. It has always been hard to buy a first home. Wages were 10x lower when houses were 10x cheaper. We did not have all of the stuff that there is now. Save and spend wisely and you Will build Your castle. You don't need to keep up with the Jones when buying your first home you can start small. Paying rent is lost time & equity.

I just saw a video on the new NEW housing racket. And it fits lockstep w/Uncle Larry’s vision of owning nothing. Berkshire Hathaway just bought $1B in Lennar and DR Horton. They’re continuing to build like crazy. Why? It’s called “build to rent.” Interest rates are expect to drop, people will think it’s time to buy, but prices will still be elevated. Who’s going to buy these houses? Our good friends at Blackstone (not Blackrock). And other Wall Street landlords. They buy large tract (entire new build communities) to rent to the middle class who are still out priced from buying. These are crappy quality homes that Blackstone can buy bulk on the cheap ~$300k. If someone CAN afford, they’ll pay closer to $500k. The institutional vultures are looking to transform the housing market into a nation of renters. https://youtu.be/Vyg83Sr6gC4?si=w6E4-5A0pmHF-6Bu

Lots of economic issues, supply/demand, interest rates, etc. Cultural changes at work as well. I recently read ( not verified but a reputable source) that by 2030, 45% of women between the ages of 25 and 44 will be single and childless. Significant difference compared to the past and certainly changes the equation for first time home buyers.

Thoughts on how or if this will change?

This is the median age of all homebuyers, not first time buyers.

Canada median age apparently is 36. Why such a large spread between the 2 countries…presuming that both numbers are accurate…stats ‘n all…
